Agrarius Real Assets
Own What Grows
Agrarius Real Assets invests in cash-generating productive assets behind agriculture. We acquire farmland, water rights, orchards, grazing land and agricultural infrastructure, and lease them to experienced operators under long-term agreements.
Our model separates asset ownership from farming operations for more efficient capital allocation:
- For agricultural operators, it releases capital tied up in land and infrastructure for working capital, technology and expansion.
- For investors, it provides exposure to tangible agricultural assets, contractual rental income and long-term asset appreciation.
We favour assets whose value is supported by productive use and long-term cash-generating capacity, rather than property speculation or short-term commodity movements.
Target Investments
We seek high-quality agricultural assets operated by established farmers and agribusinesses with sustainable operating cash flows.
- Farmland: productive irrigated and dryland farmland with strong agricultural characteristics, secure tenure, suitable infrastructure and experienced operators.
- Water Rights and Infrastructure: legally recognised water-use rights, dams, reservoirs, boreholes and irrigation systems critical to production.
- Orchards and Permanent Crops: established orchards, vineyards and other permanent plantings with proven production histories and long remaining productive lives.
- Grazing Land: commercial grazing properties with suitable carrying capacity, water and infrastructure.
- Productive Infrastructure: long-life assets such as irrigation systems, packhouses, storage facilities, cold rooms and silos.
We look for:
- Clear and enforceable ownership or usage rights
- Established productive use
- Reliable water access where required
- Experienced and aligned operators
- Strong operating performance
- Sustainable rental capacity
- Long useful asset lives
- Appropriate insurance and asset protection
- Responsible land and environmental management
- Alternative uses or operators where possible
- Transparent reporting and strong governance
Assets may be acquired through sale-and-leaseback transactions, directly from third-party owners for lease to an operator, or as part of an agricultural expansion or succession transaction.
Investment Structures
Ownership rather than lending
Agrarius is built around direct ownership of productive assets. We acquire eligible agricultural assets and make them available to operators under long-term leases.
- Sale and Leaseback: Agrarius acquires an asset from an existing operator and leases it back, allowing the operator to retain its use while releasing capital.
- Direct Acquisition and Lease: Agrarius acquires an asset from a third party and leases it to an identified agricultural operator.
- Expansion and Strategic Acquisitions: Agrarius acquires land, water rights or infrastructure needed by an operator to expand without funding the purchase from its own balance sheet.
- Long-Term Asset Partnerships: Agrarius may act as a permanent owner of strategic agricultural assets for established operators.
Lease terms reflect the productive characteristics of the asset and the operator's cash-generating capacity, with provisions for rental escalation, maintenance, insurance, environmental stewardship and capital expenditure.
Releasing Capital for Productive Growth
Helping farmers unlock growth potential
Agricultural growth requires significant capital. When too much of that capital is tied up in land and infrastructure, less is available for the operating business, where strong operators can often generate higher returns.
Agrarius Real Assets provides an alternative. Operators can sell qualifying land or infrastructure to Agrarius and continue using it under a long-term lease.
This can allow them to:
- Release equity tied up in land and infrastructure
- Increase working capital
- Reduce balance-sheet concentration in fixed assets
- Fund expansion without continually buying additional land
- Invest in technology, genetics, equipment and productivity
- Support succession or shareholder transitions
- Consolidate or expand operations
- Secure long-term access to essential assets
The objective is not to separate farmers from their farms. It is to allocate capital more efficiently between:
- Long-term asset investors seeking stable returns at a lower cost of capital
- Agricultural operators able to deploy capital into higher-growth operating activities
Origination Advantage
Agricultural real assets require specialist knowledge.
Agricultural land cannot be valued by location alone. Soil, water, climate, infrastructure, crop suitability, operating history, market access and operator quality all influence productive and investment value.
Agrarius develops its pipeline through relationships with farmers, agribusinesses, agricultural advisers, commodity businesses, banks, development institutions, exporters and industry specialists.
This network helps us identify opportunities that may not reach traditional property investors and assess them through both an agricultural and investment lens.
Disciplined Underwriting
Every investment is assessed across three areas:
The Asset
We assess:
- Legal ownership and title
- Water availability and rights
- Soil quality and productive potential
- Historical production
- Climate and geographic risk
- Permanent plantings
- Irrigation and supporting infrastructure
- Independent valuation and replacement cost
- Environmental considerations
- Alternative productive uses
- Long-term marketability
The Operator
A strong asset is only part of the investment case. Operator quality is equally important.
We assess:
- Operating history and management experience
- Historical and forecast cash flows
- Rental servicing capacity
- Production performance
- Customer and offtake relationships
- Commodity exposure
- Governance and financial reporting
- Balance-sheet strength
- Alignment with the asset
- Environmental and social practices
The Lease
We structure leases to provide durable income while protecting the long-term value of the asset.
We consider:
- Lease duration and rental coverage
- Rental escalation
- Security arrangements
- Maintenance and insurance
- Water and environmental obligations
- Capital expenditure responsibilities
- Default protections
- Re-leasing potential
- End-of-lease asset condition
Our objective is simple: the right asset, the right operator and the right long-term lease structure.
Active Asset Management
Our involvement continues after acquisition.
Agrarius monitors both the physical asset and lease performance throughout the investment period.
Our approach includes:
- Regular operator engagement
- Site inspections
- Rental and financial performance monitoring
- Water-use monitoring
- Maintenance and capital expenditure oversight
- Insurance and regulatory compliance
- Protection of soil, water and long-term productive capacity
- Planning for lease renewals or alternative operators
Our permanent-capital model allows decisions to be made with a multi-decade perspective rather than around a short fund-exit cycle.
Risk Management
Agricultural real assets combine property, agricultural and counterparty risk. We address each directly.
- Operator Risk: experienced operators with proven production histories, strong governance and sustainable rental capacity.
- Asset Risk: detailed agricultural, technical, legal and valuation due diligence focused on assets with long-term productive utility.
- Water Risk: assessment of availability, legal rights, infrastructure, sustainability and long-term supply.
- Climate and Biological Risk: assessment of drought, flooding, temperature, fire, disease and other location-specific risks.
- Concentration Risk: diversification across regions, commodities, operators, asset types and production systems.
- Liquidity Risk: focus on long-duration capital, quality assets and established agricultural areas with potential alternative operators.
- Lease Risk: rental obligations assessed against the underlying economics of the agricultural operation to support sustainable occupancy.
Separating ownership from operations does not eliminate agricultural risk. Asset values and rental capacity remain linked to productive agriculture. Our objective is to understand, price and manage these risks through disciplined asset selection, lease structuring and diversification.
Shari’ah-Compliant by Design
Agrarius Real Assets is intended to operate in accordance with Shari’ah principles, subject to independent review and certification of the final fund and transaction structures.
The strategy is naturally aligned with investment in the real economy and tangible productive assets. Rather than earning interest by lending against agricultural property, the fund owns qualifying assets and earns rental income from their productive use.
- Agrarius owns the eligible productive asset
- The operator receives the contractual right to use it
- The operator pays an agreed rental
- Ownership responsibilities remain appropriately allocated to the asset owner
- Underlying agricultural activities are screened for Shari’ah compliance
- Transactions avoid prohibited interest-based and speculative activities
The final structure and ongoing investment process remains subject to appropriate Shari’ah governance and oversight.
Sustainability and Impact
Long-term capital encourages long-term stewardship
Productive agricultural assets need to remain productive for generations.
As a long-term owner, Agrarius can align investment decisions with preserving and improving the natural resources on which agriculture depends.
We favour investments that support:
- Protection of productive agricultural land
- Responsible water use and irrigation efficiency
- Soil health and regenerative practices
- Climate resilience
- Biodiversity and responsible land management
- Rural employment and economic activity
- Improved agricultural productivity
- More efficient use of capital within farming businesses
- Long-term food security
Environmental, social and governance considerations are integrated into acquisition, due diligence and ongoing asset management.
Our primary objective remains attractive risk-adjusted returns, supported by responsible ownership of commercially productive agricultural assets.
